will evaluate the existing condition and serviceability of the following
points:

ROOF:

WOOD
SHINGLE / SHAKE: buckling, unevenness, number of layers,
exposed nails, weathering, aging, cracking, brittleness, curling,
missing pieces, over exposure, loose pieces, debris buildup, decay,
flat grain shakes used, missing, separated or loose ridge shingles

TILE:
type (concrete / clay,
corrugated plastic, metal etc.), weathering, aging, cracking,
chipping, missing pieces, loose pieces, broken, displaced, exposed nails,
moss, delamination, debris buildup.

LOW
PITCHED / FLAT: type
(tar & gravel, rolled, membrane etc.) blistering, deteriorated
paper, alligatoring, open seams, exposed nails, poor drainage/ponding,
debris buildup, moss, bare areas, delamination, buckled or raised
areas, venting

SURFACE:
appearance of functionality within its useful lifespan, improper installation,
previous repairs, near the end of its useful life, possible water permeation,
poorly sealed roof penetrations

EXPOSED
FLASHINGS: type (metal, composition, mastic etc.), rusting,
looseness, improper installation, missing, separation, damage,
erosion, deteriorated vent caps, improper sloping to chimney,
deterioration of sealing or caulking

ATTIC:

full, partial, none etc.

HATCH
LOCATION: ceiling, garage, hall, bedroom, closet etc.

DECKING:
shiplap, plywood, h-clips, strapping, OSB, abnormal moisture

loose, type, depth, adequacy, etc

ROOF
STRUCTURE TYPE: trusses, rafter, collar ties,
girder etc.

STRUCTURE
CONDITION: sagging,
broken, altered, unsafe wiring, damaged or sagging sheathing, incorrect
ducting, stains, missing vapor barrier, loose duct or skylight
insulation, vaulted or cathedral ceiling.

GENERAL:
Any obvious immediate
condition that may appear to impede efficiency,
cause premature failure, or pose a health or safety risk. |

NOTE:
If any point of a regular inspection is
concealed, or not accessible to the inspector it will not be included in
the inspection.
